Why Inspect a Property?

KNOWLEDGE. CONFIDENCE. PEACE OF MIND

The Cayman Islands has had a long tradition of self-motivated, driven and resourceful people of many backgrounds and experiences. As such, many homes and condominiums have been built or remodeled by individuals, do-it-yourselfers (DIY) and others with varied backgrounds and various levels of building knowledge. For many people, the purchase of a home will be the single largest financial comittment they will make. Therefore, you need to be as informed and educated as possible prior to making a decision.

A professional home inspection or building survey by WestPoint Inspections gives you an unbiased opinion and helps you learn about the 'true condition' of the home you're planning to purchase or lease. It gives you confidence to address potential concerns, and delivers peace of mind about your new property or investment in Grand Cayman.

All inspections conducted by WestPoint Inspections are performed by a U.S. licensed Home Inspector, adhering to the rigorous and time-tested standards only afforded by U.S. State and National accreditation and chartering. This provides the confidence you require in knowing that your potential home is being inspected by a qualified, licensed professional. According to the National Associations of Realtors 'NAR' (the leading Realtor organization in the U.S.), 80% of all homes purchased in the United States have had a home inspection performed prior to purchase. That's approximately 4.1 million homes inspected in 2015. Further, the NAR reports that 99% of realtors recommend a home inspection to their clients.

During and After the Inspection

A typical Cayman home inspection or building survey requires about two to three hours to complete on site, depending on the size and age of the home. Larger, more complex homes require more time on site. The condition of the property and related systems also affects inspection times.

After the on site inspection has been completed, the inspector will prepare a full comprehensive report with photos and related commentary. The report will be confidentially delivered electronically, or in paper form if desired. Afterwards, you will have a much better understanding of the property, and its true condition, that you intend to purchase or lease.
